Hello prospective home owners!

Congratulations on taking the first step towards your dream home.

We all know that buying a house is a huge deal that involves a lot of paperwork and of course not so little money.

But fear not, this guide will help you navigate the sometimes-murky waters of property tax in Malaysia, especially the difference between land tax and the newer parcel tax.

Wait, what's the difference between land tax and plot tax?

Imagine: You want the perfect Tarik mama, that frothy sweet concoction that hits all the right spots.

But instead of going to your favourite grocery store, try making it yourself at home.

You might end up drinking something, but it probably won't be quite the same as the real deal.

This is the relationship between land tax and plot tax.

They are both property taxes, but with a different "recipe".

Land Tax: The OG of Property Taxes

Land Tax has been around for ages and most people just accept it as part of ownership.

A house It is basically an annual fee that you pay to the Lands and Mines Board.

Think of it as the rent you pay to the government for the land your house sits on.

The amount you pay depends on the size of your property (in square feet or meters) and the tax levied by your state.

So, a bigger house or place with a higher tax means a bigger bill.

For example, let's say your house is a comfortable 3000 sqft and the tax in your area is RM0.040/sqft.

Your annual land tax is RM120 (3000 sqft x RM0.040/sqft). Simple enough, right?

Pakima: New Baby (well, almost)

2018. The parcel tax, introduced in 2011, specifically targets strata properties, which are luxury expressions of apartments and condos, townhouses and gated communities.

Remember how we talked about creating land by buying land?

Strata buildings are essentially like subdivided lots where each unit has individual ownership.

So Desa Park City, with its sprawling apartments and houses, is a perfect example of fractional development.

Here's the twist:

the land tax divided the total amount of the building equally among all unit owners.

So if your apartment building had 10 units and the total land tax was RM200 (RM0.05/sqft with a total area of 4000m²), each flat owner would only pay RM20 per year (total tax of RM200/10 units).

Why the Parcel Tax Confusion?

Now things get interesting with the Parcel Tax.

Here, each homeowner is responsible for the total tax amount for the entire square footage of the building, divided by unit size.

This means that using the same example, each owner of a 10-unit apartment building would have to pay RM200 per year (total tax of RM200 / 1 unit).

Yes! This is a significant leap from the land tax system.

But wait, there is a reason (sort of):

The Malaysian government introduced land tax to simplify the tax collection process.

With the land tax, some unit owners may have missed their payments, making it difficult for the land agency to collect everything.

A parcel tax ensures that everyone pays their fair share, avoiding delays and complications.

Should we get rid of land tax altogether?

It is debated whether a parcel tax is a better system.

While this improves collection efficiency, a sudden and significant increase in the tax burden can be a sore point for some homeowners.

Ideally, the gold cup would be a system that balances efficiency and affordability.

Don't get caught without Teh Tarik money!

Whether it is land tax or parcel tax, remember that these are the annual.

Fees you owe to protect your assets.

Failure to do so can lead to serious consequences, such as your dream house being seized by the government!

Not a pretty picture.

Before you dive into the exciting world of house hunting, make sure you understand what kind of property tax you're dealing with.

Knowing how to calculate these taxes will help you budget effectively and avoid unpleasant surprises.

With a little research and this guide, you can secure your dream home without unnecessary financial headaches.

Happy house hunting, and remember that responsible homeowners pay taxes - just like their perfect mug.
